With banks basing mortgage approvals on today\u2019s appraisals, that gap has meant some deals couldn\u2019t close\u2014there just weren\u2019t enough funds to bridge the difference. Much of this comes from the long wait between pre-sale agreements and final closing, with delays from permits, contractor negotiations, and even labor shortages giving the market time to shift. Not long ago, in a seller\u2019s market, developers sometimes canceled contracts when costs went up\u2014leading to more oversight and calls for stricter regulations. For buyers, condo contracts offer very few exit options: generally, a 10-day cooling-off period or the right to walk away only if the occupancy date is missed.
