It’s been a challenging season for micro-condo owners in the GTA, with units under 500 sq-ft experiencing the sharpest depreciation in Mid-Q3 2026. The average condo price dipped to $618K—lower than last year—and the overall GTA home average settled at $993K, down about 3% annually. What’s driving this? Limited end-user appeal for micro condos, while buyers are finding it easier to access larger spaces in today’s market. In Early-Q3, nearly every GTA neighbourhood with at least five condo sales saw properties sell below list price, giving active buyers more negotiating power than usual. Single-family homes also faced underbidding in about 92% of neighbourhoods, but condos, especially those catering to investors, felt the impact more as demand softened. As someone who values honest advice and personalized guidance, I’m always here to help you navigate these shifting trends—whether you’re weighing your next move or exploring investment opportunities in Ajax or Durham Region.

GTA Low-Rise Demand Gets Boost
There’s been a noticeable boost in demand for low-rise new homes across the GTA, thanks in part to the recent HST rebate program. I’ve seen firsthand how this has sparked interest among buyers looking for townhomes, semis, and detached options—especially those hoping to make a move in Ajax and the Durham Region. Builders have kept pace by steadily releasing new low-rise properties, which has helped keep the market balanced and avoid sudden price jumps.
While condos haven’t benefited as much—due to construction start and completion requirements—qualifying buyers for low-rise homes have gained extra savings, making homeownership a bit more accessible. I believe programs like these do more than help individual buyers; they also support local jobs and strengthen the region’s economic outlook. As always, my goal is to offer honest advice and market insights tailored to your needs, whether you’re buying your first home or planning your next move.

Bank of Canada Explores Rate Cuts’ Impact on Housing Solutions
Recent research from the Bank of Canada highlights something I often see in our local market: when interest rates drop, housing demand tends to surge right away—but the number of homes available doesn’t catch up for about two years. While lower rates can make borrowing look attractive, they also drive up prices, and the costs to build new homes remain high. This means that simply lowering rates doesn’t actually make it easier for families to find affordable options. As someone dedicated to helping clients navigate every twist and turn in the Durham Region real estate landscape, I believe it’s important to look beyond just the headline numbers and really understand how these shifts could impact your plans. My goal is always to guide you with honest advice and local insight, so you can make informed decisions, no matter what the market is doing.
