There’s been a lot of talk lately about Ontario condo purchasers facing unexpected challenges at closing. Some buyers have found themselves owing up to 30% more than their condo’s current market value, simply because the unit’s value dropped after they signed their contracts. With banks basing mortgage approvals on today’s appraisals, that gap has meant some deals couldn’t close—there just weren’t enough funds to bridge the difference. Much of this comes from the long wait between pre-sale agreements and final closing, with delays from permits, contractor negotiations, and even labor shortages giving the market time to shift. Not long ago, in a seller’s market, developers sometimes canceled contracts when costs went up—leading to more oversight and calls for stricter regulations. For buyers, condo contracts offer very few exit options: generally, a 10-day cooling-off period or the right to walk away only if the occupancy date is missed. As someone who’s guided clients through both smooth and turbulent closings, I know how important it is to understand these risks and have a plan. My goal is always to help you navigate every stage of the process with clear advice and a focus on your long-term success.
